Clawback is the sleeper issue of 2026. It doesn't announce itself, a client quietly refinances inside the clawback window, and income you'd already booked disappears. Multiply that across a growing book and it becomes one of the biggest silent drags on a brokerage's revenue. But unlike most risks, this one is predictable.
Why exposure is rising
Two things are happening at once. Falling rates make refinancing attractive, so more clients shop again, and every discharge inside the clawback window is a potential reversal. At the same time, sharp-rate purchases written in the last couple of years are exactly the loans most likely to move.
The loans most likely to claw back are the ones you can already see in your book, if someone is watching for them.
Turn your trail register into a retention tool
The register you use for commissions is also a risk map. Read it the right way and it tells you which clients to call before a competitor does:
- Rate-sensitive purchases: recent loans on sharp rates that are now above market.
- Anniversary triggers: clients approaching the point where refinancing feels timely.
- Repricing wins: loans where a quick call to the lender protects the client and the trail.
- Top-up opportunities: equity growth that you can serve before another broker offers to.
A simple playbook
First, rank the book by refinance and clawback risk, not by balance. Second, act on the top of that list with a repricing or refinance conversation you lead. Third, refresh the view regularly, risk is a moving target as rates shift. The broker who runs this loop keeps clients and protects income; the broker who doesn't watches both walk.
